the mortgage process
While a bank only offers the products from their particular institution, licensed mortgage professionals send millions of dollars in mortgage business each year to Canada’s largest banks, credit unions, trust companies, and financial institutions; offering their clients more choice, and access to hundreds of mortgage products!
1. Pre-Approval / Application
Our secure online application will take approximately 5 minutes to complete. Please provide as much detail as possible – this will help us process your application quickly and place you with the best lender possible.
2. Processing
Once your application is received you will be contacted to review your application details and discuss your needs/specific goals. We will then prepare and send your application to one or more of our lenders for a rate hold (if you are looking for a new home/additional property) or approval (if you already own or have an accepted offer on a property).
3. Acceptance
Once your loan application is approved, you will be sent a Mortgage Commitment. You will be required to sign and return this and any other requested documentation. Once these final documents have been approved (by the lender) your loan will be ready to be instructed to your lawyers office
4. Funding / Your Closing Appointment
Your mortgage is now ready to be registered. This is done through an appointment with your lawyer or facilitating company ie FCT/FNF (we will advise of your options in advance). Your final mortgage documents will be signed at this time. The mortgage funds are then forwarded to the seller (purchase) or to a lender (existing mortgages – refinance, renewal, switch/transfer).
5. Beyond Funding
The funding of your mortgage doesn’t mean our job is done. We are with you for the life of your mortgage – including reviewing your mortgage when your term comes to its end; refinancing your existing mortgage or assisting with the purchase of additional properties; right on through to the moment you become mortgage free! We are here to support you – no matter what life throws at you.
